Seller Disclosure & Responsibilities Agreement

By submitting your property for listing through our Flat Fee MLS service, you acknowledge and agree to the following responsibilities.

Property Ownership

You confirm that:
  • You are the legal owner of the property.
  • You have legal authorization from the property owner to list the property.

Accuracy of Property Information

You are responsible for providing accurate and truthful property information, including but not limited to:
  • Property size and square footage
  • Number of bedrooms and bathrooms
  • Property condition
  • HOA information
  • Property features and upgrades
Our brokerage relies on the information you provide and cannot independently verify all details.

Showings and Buyer Communication

As the seller, you are responsible for:
  • Scheduling and managing property showings
  • Communicating with buyer agents
  • Reviewing and responding to offers
  • Negotiating the terms of the sale

Required Disclosures

You agree to comply with all federal, state, and local disclosure laws, including any required property disclosures. Failure to disclose known property issues may result in legal liability for the seller.

Status Updates

You must notify our brokerage immediately if:
  • The property goes under contract
  • The property is sold
  • The listing price changes
  • The property is withdrawn from the market
This ensures the MLS remains accurate and compliant.

MLS Fines and Violations

If the MLS imposes fines due to incorrect information or failure to report status changes, the seller may be responsible for those penalties.

Acceptance of Limited Service Brokerage

By using our Flat Fee MLS service, you acknowledge that you are receiving limited brokerage services, not full-service representation unless otherwise specified.
